Description
Three-room house after a full renovation in Kertvaroš — the “green center” of Subotica. I did everything for myself, but due to moving to another country, I didn’t get the chance to live in it after the renovation.
Legal information: one owner, the property is free of encumbrances, and all documents are ready for sale. According to the paperwork, it is an apartment in a two-family house, but in reality it is a house with a separate entrance and a shared courtyard with the neighbors (they use the part adjacent to their own house).
Poetry: if you manage to buy in May, you’ll be greeted by a personal cherry harvest and climbing roses — red, yellow, and pink. And when it gets dark, vintage lamps I picked up from local antique dealers will create the perfect atmosphere for outdoor evenings. Your only company will be nightingales and thrushes — live music is guaranteed here.
For living and working:
Space: 83 m² with high ceilings. Plenty of light and air.
Remote work: the layout is ideal for a household of two adults who occasionally need to take calls with colleagues. I have attached a rough furniture layout plan where the work areas are separated so that no one disturbs the other. MTS is bringing fiber-optic internet here, and other providers may also be available.
“House for growth”: the high attic can be converted into a full additional living floor.
For children: there is a sports field nearby for football and basketball, as well as schools and kindergartens.
Large outdoor storage: bicycles, suitcases, tools, and anything you don’t currently need can be stored there.
The windows face east.
What has been done (major renovation 2025):
New roof, insulated façade, new electrical wiring and new pipes (water supply and sewage).
Waterproofing, new floors, and leveled walls.
In the kitchen-living room there are new PVC windows, while in the bedrooms I kept the original wooden windows and doors. The kitchen-living room was completely rebuilt from old brick (there are all construction and renovation “before/after” photos to show the unseen part of the work).
Fully renovated bathroom with a bathtub.
Two new inverter air conditioners (for heating and cooling).
Cons: the walls were painted in a different color than I requested. I didn’t redo it because I was already moving out. I’m leaving this for you — maybe my “dancing in the clouds” color wouldn’t suit you either?
The yard also needs maintenance; since I was only here occasionally, I did what I could to keep it in order, but there is still room for creativity and a barbecue area.
Infrastructure: you can live here without a car; it’s a 15-minute walk to the train station and a 20-minute walk to the town hall and city center.
For those missing home: Lidl (cottage cheese) and Svetofor (buckwheat) are just 11 minutes away.
Within walking distance: a market, a ballet school, and a craft beer bar with local brews.
Included in the sale: refrigerator, washing machine, double bed, and a temporary kitchen.

Come and see it for yourself. The cherries and roses are already waiting!
