Description

The apartment is located in a multi-unit building on the 3rd floor (2nd by local standards). It’s the top floor, but there is a technical room above the apartment, so in summer it doesn’t get too hot from roof heating, and there are no leaks.
A solid, high-quality brick building from the early 1990s, built by the company Integral, which has constructed many major buildings across Serbia, including in Subotica. We viewed many private and multi-unit buildings before buying and can truly say that this building is reliable.
The building and apartment retain many authentic details in very good condition: original wooden doors and windows, hardware, and parquet flooring. All of this will appeal to lovers of modernist architecture.
A clean, well-maintained entrance and lovely neighbors, plus a good management company. During a viewing, we can tell you about all the residents of the building; there are no marginal or problematic families. The atmosphere is very neighborly.
The apartment has a recent renovation. The wiring (the previous owner was an electrician and did the renovation for his son), bathroom, and other features are in excellent condition. The apartment has good ventilation and a comfortable microclimate. It is move-in ready, requiring only minimal cosmetic touches. Many convenient power outlets have been installed. Energy-saving bulbs with a color temperature of 2700K (warm, pleasant light) and a CRI of 80–90 have been fitted, making it easy on the eyes and very comfortable at home.
The apartment has a very convenient layout, with no walk-through rooms, and a well-positioned bathroom and toilet, making it ideal for hosting guests. There is also a wardrobe/storage room in the apartment.
No one smokes inside; the apartment is smoke-free.
The building is a 20–30 minute walk from Gradska Kuća. There is a road to the city center that can be easily covered on foot or by bicycle. Additionally, the No. 3 bus goes nearly directly from the building to the center, and the No. 6 bus reaches the resort lake Palić. A large Univerexport supermarket is just 5 minutes from the building, and the building itself houses a grocery store (open on weekends and almost all holidays) and a butcher shop, one of the best in the city. A large Lidl is also being built nearby and should open fairly soon. The famous Buvljak market, offering everything imaginable, is also close by.
A huge advantage: low utility costs. For regular living and use of various appliances, the monthly bill does not exceed 7,000 dinars! Bills can be shown. Only in the coldest month of this past winter (which was unusually severe) did the bill go higher.
The apartment does not have central heating (which also helps keep utility costs low, as central heating bills are charged year-round). Heating is provided by a TA stove, an air conditioner, and an energy-efficient electric heater.
The apartment is being sold unfurnished, but everything can be discussed individually.
The apartment offers a pleasant view of greenery and private houses, with incredible sunsets! The windows face west, but thanks to the trees in front, it doesn’t get unbearably hot.
The price of the apartment also includes a separate storage room (about 6 sq. m) in the basement, which is very convenient for storing belongings.
The apartment is officially registered in the cadastre. When we purchased it, we successfully and quickly obtained a three-year residence permit based on the property.
